- With a Value Add opportunity (low rents, deferred
maintenance, poor management) - Strong Unit mix of more 2 bdr units vs. 1 bdr
- Pitched roofs
- Brick, Vinyl, or Hardie plank siding
- Stable occupancy of 85% +
